Why winter is a great time to sell

It’s a common misconception that the moment the holidays begin, the real estate market freezes.

While the Canadian market has been brighter days but improving all the time, buyers are out there and motivated. They are often driven by job relocation, a significant change in family needs or a critical financial shift.

When we look at the current market, the advantages of a winter listing are undeniable. Most significantly, there is less competition from other sellers.

With fewer homes on the market, your property will stand out. Limited inventory means buyers have to focus their attention – and their best offers – on homes like yours.

The winter season presents minor challenges, of course. For example, curb appeal can be limited. And some buyers think they can make low-ball offers in the mistaken belief all winter sellers need a quick deal.

Below are seven tips to help you plan for your winter sale. If we can be of assistance, please do not hesitate to contact us.

Digital domination – Use professional photography to ensure your interior looks bright and airy in the listings that will go on digital platforms.

Staging is key – Keep your decor simple. If you decorate for the holidays, keep it minimal. Don’t let a huge, tinsel-laden tree dominate your home. Buyers need visual space to imagine their life and belongings in your house.

Warm welcome – Ensure potential buyers are welcomed with a warm interior when they step into your home from a grey winter’s day. Now is the time to service the furnace, add weather stripping and check insulation to eliminate drafts.

Light it up – Turn on all the lights when buyers walk through. This is standard practice at any time of year, but it’s absolutely essential during a winter marketing campaign.

Fireplace feature – If you’re lucky enough to have a fireplace, make sure it’s fired up. Add throw blankets to surrounding seating to add an extra depth of coziness.

Outside focus – Don’t forget to pay attention to the exterior of your property. So, make sure the garden is tidy, and your driveway pathways are clear, especially if it’s been snowing. Also, turn on all the exterior lights. The first impression you give your prospective buyers will set the tone for their whole experience.

Keep it clean – Clean the gutters and check that no tree branches are resting against the side of the property, potentially causing damage.
