What do buyers really want? It’s a question that’s asked continually both those about to put their homes on the market.

The answer can never be constant. Society, technology and the economy shape and change our lives in ways we might not have desired or intended. 

As the Australian market begins to see a peak in its spring selling season, we’ve seen buyers express a desire for four key features. And if you’re selling, and your home can address these buyer trends, then you should do very well today.

So, what do buyers really want?

Generational Living

The late Booms and early GenX’ers are not called the “Sandwich Generation” for nothing. They are caught trying to look after increasingly elderly parents while helping their own kids, who are confronted with the affordability challenges of today’s real estate market.

Homes that are on flat land and enjoy the northern aspect for consistent sunshine are always prioritised by buyers. Increasingly, the backyard has become a focal point to enhance the lives of grandparents and children alike.

The youngsters want space for a basketball half-court basketball, or a shed or poolhouse where they can “hang” exclusively. Grandparents seek privacy and tranquility. 

Consequently, buyers of family homes want their backyards to be multi-functional spaces. 

Healthy priorities

Swimming pools, spas and even plunge pools are back in fashion because buyers see these as enhancing the overall health of the household. Installing a spa and sauna as an integrated feature is no longer the rarity it used to be.

We’re also seeing a trend towards smaller swimming pools because they’re cheaper to heat and do not dominate the backyard. These days, people will sacrifice the size of the pool to ensure they have a good entertainment area.

The great outdoors

The desire to spend as much quality time outside as possible has not diminished. An al fresco area is very popular with buyers, and outdoor kitchens seal the deal, especially if a pizza oven is involved.

Security and privacy

The idea that your backyard is a sanctuary of quiet solitude appeals to upsizers, especially if they have a large family. Plants that screen out neighbours windows are highly valued. A high fence that makes the property difficult to access is also well regarded. Pergolas are perfect for spas if you don’t want neighbours being able to watch you enjoy the water jets.
