New legislation to improve the quality and safety of rental properties took effect in Victoria at the end of March.
For landlords, this may require some expense to ensure the property meets the standards required by the new rules.
Renters should also be aware of the changes and work with their agent so appropriate improvements are made in a reasonable time.
Prospective renters hunting for an apartment for a house should also be aware of the features that are now required under state law.
The new rules include:
- Switchboards must have circuit breakers to minimise dangers of electrocution.
- Checks must be completed every two years of all gas or electric appliances in the property. This includes the stove, water heater and any internal heating units.
- All windows and external doors must be lockable.
- A working kitchen must be a feature of the property.
- Windows in bedrooms must feature coverings to provide privacy for renters.
- All rental properties must have a fixed heater. Minimum two-star efficiency is required by 2023.
- Showerheads must have a water-saving rating of at least three stars.
