It’s not always possible for buyers to meet your schedule, so you need to accommodate their needs. Be prepared to allow your home to be open for walk-throughs at times convenient to your buyer.

Research reality

Research the prices of homes similar to yours that have sold in the past three months. It will give you a good idea of a realistic price range. Your agent should work with you through the pricing process.

Right impression 

Take time to assess the draft marketing materials proposed by your agent. You want to ensure the photography captures your home’s critical selling points. This year’s spring selling season could be a big one, so you will need some cut-through.

Key features

Work with your agent to ensure joint agreement on your home’s key selling points and then stay out of the way and let them do the work during buyer inspections.

Fully transparent

Many motivated buyers will create a small information pack on their home, including utility bills that show running costs. It’s great information if you have a home that’s well-insulated and even has solar panels. You can also include a list of recent renovations, nearby schools and favorite local cafes and restaurants.

Easy access

It’s a small act, but consider moving your car so a buyer and their agent can easily park outside. If they have trouble finding a spot, that’s not a great first impression.

Your plans

Many prospective buyers will ask about the timing of a settlement and when they might be able to move in. If a buyer needs to sell their current home first, they’ll be grateful for an extended settlement period beyond the standard four to six weeks. How flexible can you be?
