Eight tips to prepare your home for a winter sale

Strong opinions are often voiced about the best time to sell your home, but the simple truth is that you should prioritise your personal circumstances before worrying about whether the sun will shine, or if dark winter clouds hover on the horizon.

If you have a growing family and feeling squeezed for space, or you’re an empty-nester rattling around in a large home, the time transact shouldn’t be dictated by the seasons.

And as we approach winter, there are many good reasons to act now regardless of whether you’re upsizing or downsizing.

With a second cut in interest rates – our cash rate has fallen from 4.65% to 3.85%  since February – we are seeing an uplift in the market mood.

More owners are ringing about listing their home while buying inquiries are also rising.

Putting your home on the market now offers several benefits. 

Winter buyers often have a reason and a deadline to purchase, such as a job relocation, family changes or expiring leases. And with that pressure, they tend to make decisions faster.

Also, the volume of homes listed in spring and summer increases your challenge to find buyers. Without spending significant funds on marketing, it’s easy to get lost in the crowd. 

So don’t believe winter skeptics! Winter is likely to be a great time to transact in the current property market. 

For those ready to make the commitment, here are eight tips to help you prepare your home for sale quickly:

Be flexible – Property inspections are best in daytime, so be prepared to accommodate potential buyers. Pre-arranged “Opens” and walk-throughs are great, but if you have someone who’s super-keen, make them welcome at a time of their choosing.

Warm welcome – Nobody loves a cold house. So, crank up your central heating and fireplace, if you have one. Perhaps light a couple of scented candles to enhance that cosy winter feeling.

Showcase winter features – If your home has double-glazing, new insulation or a reverse air-conditioning system, these should be highlighted to buyers. Energy-saving devices, such as solar panels, are also strong selling points.

Declutter and clean – This is an essential task at any time of year. A cluttered home feels small and insufficient. Afterwards, we’d recommend hiring a cleaning company to give your home a pristine appearance.

Let there be light – Winter days are shorter, so ensure curtains and blinds are fully open. Clean your windows inside and out so films of dirt do not filter the daylight.

Warm glow – You can enhance the atmospherics by using soft lighting in the living areas. Lamps in the dark corners of the home can make a big difference to how potential buyers will judge your home.

Sweat the small stuff – Fix those annoying problems that you have tolerated. We’re talking about leaky taps, squeaky garden gates and scratches and dents in the wall.

Tidy the garden – Even in winter, a well-maintained garden is crucial. Rake leaves, prune dead branches, and keep pathways clear. Add some winter-flowering plants for a touch of colour.
