Biggest buyer trends for 2023

Understanding buyer needs is the secret to achieving an outstanding sales result for your property.

Like many walks of life, real estate is susceptible to fashion trends and it’s important to understand what’s hot, and what’s not, to have a great selling experience.

If you’re thinking of selling in the next few months, you should be heartened by the most recent trends after several frustrating months.

America’s inflation rate is coming down, and so are mortgage costs. 

Property values across America are predicted to keep rising, too. In 2023, the national average may rise a further 3% after a 6% increase last year, according to industry researcher CoreLogic.

If you intend to upgrade, there are still some excellent opportunities in the neighborhood. But they may not be on the market long as buyers return this spring.

Below, I’ve listed some features that will turn buyers’ heads this year. I’ve grabbed a couple of suggestions from Zillow, the real estate site. One may surprise you!

Home office

It’s been hot for a couple of years because of the pandemic, and it’s not going away. Don’t sacrifice a bedroom for this feature, however. Buyers still use square footage and bedroom numbers as their baseline measure. 

Gorgeous gardens

Landscaping will reward you in 2023, according to trend predictors. Gardens are becoming a more prominent feature in every sale, whether for a home or the grounds surrounding an apartment. Gardens are highlighted in Zillow ads 22% more often than this time last year.

Entertainment areas

With spring in the air, folks are looking for a great place to entertain friends and family. It’s an especially important feature for apartments as buyers will meticulously judge the quality and maintenance of common areas.

Kitchen islands

Buyers are loving the idea of a space where you can prepare food, feed the kids at the bench and share a quick coffee with a neighbor who drops by unexpectedly. There’s a vibe for serious chef’s kitchens, too. I’d caution against this in most circumstances. Only a small percentage of buyers will pay a premium for such a feature. We’d have to target the “luxe buyer” for this to pay off.

Privacy

Almost every buyer is zeroing in on privacy as they walk through homes. Houses with glass fronts are stunning but have a goldfish-bowl effect, and folks are not loving it as much as they once did. Planting trees and shrubs, and installing higher fences can mitigate the challenge.

Truly, mirrored walls get Zillow’s vote for a 2023 trend. I’ll just leave that there.
