6 reasons to sell in the fall

It’s a myth of real estate that selling in the fall is a bad idea. That’s not my experience as an agent in our neighborhood.

Many of my clients have had wonderful outcomes from campaigns that began in the fall with deals completing just a few weeks later. So, why do people erroneously believe they should avoid fall when selling their homes?

One of the theories is that the market also slows because school has started, but that does not affect all buyers. Another is that properties are less attractive when the leaves on trees turn brown and cover the ground. Seriously? Fall is a beautiful time of year in America with stunning autumnal foliage of reds, browns and yellows.

In truth, the right time to sell your home is when you personally are ready. It doesn’t matter which of the four seasons you choose. There are pros and cons for warmer months as much as the cooler. 

Here are six reasons why you should consider fall a great time to sell.

Less competition

Most homes go on sale in the warmer months. This means buyers have fewer properties to consider during the fall. That’s good news for you. A tighter supply of properties maintains and can elevate price levels. 

Consistent weather

Fall weather is generally more consistent than at any other time of the year. There’s no expectation the sun will shine during viewings – unlike spring and summer campaigns – and the scenery is often at its most beautiful.

Serious intent 

Buyers are usually keen to find a new home before the new year, so you’ll only be dealing with those who show serious interest rather than folks cruising for a cheap deal.

Easy fix

If you need to make some alterations or improvements to your home, then you’re going to find it easy to book contractors and not wait for them to return from summer vacations.

Photo-fit 

Let’s use a good photographer, and they’ll make sure all the colors of fall are part of the photomontage that will underpin your marketing campaign.

Stay cosy 

You can ignite the log fire or heater to make your home warm and cosy when buyers conduct their viewings and use soft lighting and lamps to make your home feel snug and safe. Consider using throw rugs and scatter cushions in golden browns and yellows to embrace the season indoors.
