How a virtual tour works in a COVID-19 world

Open house inspections are back, but social distancing rules mean no more than 10 people can be inside at any time.

This means potential buyers are grabbing the opportunity to take virtual or 3D tours of homes on the market.

As your agent, we can conduct these tours using phone-app video calls, or organise for professionally created 3D videos as part of the marketing plan for your home.

We’ve already discovered that buyers are not shying away from using these technologies to get a first and lasting impression. In many ways, they are becoming preferential to fighting Saturday-morning traffic, rushing from one “open for inspection” to the next.

Instead, we also recommend the use of 3D video, which provides a buyer with the opportunity to experience the size and layout of your home. Using 3D video, they get a 360-degree view of each room, the garden, and any other aspect of the property that’s important to its sale.

A professional photographer can create these videos, and many are now specialising in 3D virtual tours so you’re not in unchartered waters here.

As your agent, we post them to our website, either making them available for everyone or protecting it with a password so your home doesn’t become public property.

Digital options will stay

We’re yet to find out whether buyers will become so trusting of these videos that they’ll not want to make a personal inspection, or attend an open house. We suspect buyers will always want to see the home for themselves before committing.

We’d be happy to discuss the best way forward with these digital options as a complement to open house and private inspections.
