There are a thousand theories in real estate on the best time of year to sell. Some agents will rave about spring while others love the fall.

The answer, however, is when you’re ready to move to a new and exciting chapter in your life. There’s no need to time life to one of the four seasons.

If you need or want to move home this winter, now is the time to make plans. Ignore those who claim this time of year brings out the “thrift-shoppers” or that buyers hibernate with the bears.

None of this is true. Winter is an excellent time of year to sell your home. Buyers are motivated and the current boom in real estate prices thanks to record, low, interest rates, means there’s no reason or excuse to delay.

As an experienced local real estate agent, I know there are plenty of buyers cruising the market right now. But if you’re still curious about the advantages of selling in winter, I’ve listed some great reasons below.

Many folks who need to buy are relocating for work. Often, they’ll be due to start in the January/February window, so finding a new home now is a top priority.

Year-end tax breaks exist for motivated buyers, which means they’ll be keen to get a deal done before the end of December.

Folks looking for a new home at this time of year often want to get the deal done quickly. They like to synchronise a new chapter in their lives with the beginning of the year. It has a nice synergy.

Winter provides a wonderful opportunity to use seasonal decorations in your favor. And who doesn’t love a cozy fire raging against the cold outside?

First impressions are critical, and winter can help you hide any shortcomings with your front yard. No one will expect your flowerbeds to be in full bloom, and you won’t have to mow the lawn before every viewing.
