Preparing your home for sale can be a complex mixture of decision-making and multi-tasking the various projects that need to be done in a hurry.
There’s no doubt some astute improvement to your home will significantly contribute to achieving a great sales price.
The key to success is not the upgrades you’ve chosen to undertake but to know what buyers in your neighborhood are looking for when they walk through your home.
As an experienced local agent, I work with buyers every day and understand what gets them excited. I’d be happy to help you identify the projects that give you the best chance of maximizing the value of your home and the mistakes to avoid. These include:
- Don’t convert a bedroom – Resist the temptation to switch a bedroom into a home office or any other kind of alternative use such as a home gym. While working from home has become a big issue, buyers make their initial judgments about a property based on the number of bedrooms and they can worry about whether beds will fit or how it will look with their furniture.
- Don’t combine small bedrooms – Don’t try to turn two smaller rooms into one bigger bedroom. Even if each bedroom will handle only a single bed, keep them separate. Let the prospective owner decide what they want to do. You should focus on keeping your bedroom count high to maximize the sale price. Give each room a lick of paint in a neutral color and furnish them appropriately so there is a sense of comfort and space.
- Don’t demolish closets – Built-on and walk-in wardrobes can take up a lot of space, but you won’t win any points by pulling them out. We all need somewhere to put our clothes! Make the room feel bigger by painting closets in neutral colors or using large mirrors on the doors to reflect more light.
I hope you’ve found this helpful. If I can help you secure your dream home or sell your existing property, please do not hesitate to contact me. We can discuss buyer preferences, prices trends in our neighborhood and the best ways to maximize the sale price of your property.
