Most buyers will qualify their interest in a home for sale by looking at the quality of the bedrooms.
If the main bedroom is too small, or the spare room too tiny, they may walk away.
So it’s important to focus on presentation in these rooms. Buyers are not only interested in the number of bedrooms but their size and features, such as an en suite or built-in robes.
While buyers won’t expect a five-star hotel room behind every door, it doesn’t mean you shouldn’t try.
Here are some top bedroom tips when your home is on the market.
Fresh linen
A freshly-made bed with laundered linen is a solid baseline. White linen offers a fresh feel and always complements the features of the bedrooms. Heavily-patterned linen distracts from the room and makes it feel smaller. The only exception, of course, is the kids’ rooms.
Declutter
Take all perfumes and potions off the dressing table and put away books, drink bottles and whatever else may occupy the bedside tables.
Empty those robes
If your wardrobes are overflowing, that’ll signal to any buyer that they’re not big enough. So, reduce the amount of clothing on shelves and hangers to give the impression of space.
Get the kids on board
Constantly tidying their rooms before a walk-through can be stressful. So, try to encourage them to put away their toys and clothes and keep their bedrooms respectable. A reward usually helps!
Storage challenge
If you’re tight on storage space, consider purchasing bed frames with built-in drawers. They’ll be a good investment in your next home, too. This is a perfect solution for the spare room.
Shelving solution
Floating shelves are a great addition to a spare room, allowing you to display ornaments or a few books to give the room a little atmosphere. Don’t go over the top and make the room unnecessarily cluttered.
Hang it high
It’s a good idea to put hooks on the backs of the doors to hang items such as dressing gowns. While you should stow those in the main bedrooms during a walk-through, they work well in kids’ bedrooms.
