The dark, cold months of winter are yet to arrive, giving homeowners sufficient time to put their homes on the market and capitalize on the fall selling season.
There’s a belief among many homeowners that spring and summer are the best times to sell your home, but that’s just a myth.
There’s no bad time to transact in the market, so long as your home is well-presented with a price that reflects market value.
Of course, there are exceptions for certain types of property. If your home has a tennis court or swimming pool, you’ll do best in the warm weather.
But for most owners, dressing your home for the seasons is a great way to ensure you use the weather conditions to your advantage.
At this time of year, I suggest strategically placing throw rugs in the living room and on a few chairs. Use fall colors to embrace the weather. Golds and browns are perfect.
For buyer walk-throughs, always have all the lights turned on and pull back the drapes to ensure the maximum amount of natural light is coming into your home. If you have a fireplace, it’s a great idea to have it crackling to add to the cozy fall atmosphere.
So, if you’re thinking of moving home soon, don’t hold back because you’ve heard that folks only buy in the warmer months. That’s definitely not true!
Here are some other reasons why fall is a great time to sell.
- Less Competition: Let every other homeowner battle it out for buyers in the spring and summer months. Right now, there’ll be fewer properties on the market, and that means your property has a better chance of capturing buyers’ attention.
- No Flakes: Usually, you only have to deal with serious buyers at this time of year. The tire-kickers are back in hibernation. Most buyers want to get a deal done before the Holidays, and they’re more likely to have done their research and will be ready to go.
- Curb Appeal: You can’t beat the romance of fall foliage. If you’re lucky enough to have trees in front of your home, you’ll be the recipient of nature’s gift of autumnal color, creating a warm and inviting entry.
- Picture Perfect: Staying on the nature theme, the softer, warm light of fall afternoons offers the opportunity for perfect marketing photography of your home. This is so important to help your home stand out online.
- Stay Cool: Owners who think they should sell in summer often overlook an obvious fact: hot weather takes its toll on buyers. Viewing multiple houses in the heat gets exhausting. Also in summer, buyers often feel they have better places to be. That’s not what you want as a seller.
