Top tips for selling your home this winter

If you’re ready to capitalize on the lower-trending prices by moving up the property ladder this winter, then I have a few simple steps to help you maximize the value of your current home.

While you may not achieve the price for your current property that you anticipated 12 months ago, you can build a bridge over that disappointment by making a more significant saving when you upsize.

To illustrate my point, let’s keep the math simple: If you sell your $300,000 property for 10% less than anticipated because of market fluctuations, you’ll be down $30k. But when you buy at $600,000 at a similar discount, you’ll be $60k up. Overall, you’re $30k ahead.

So moving another rung up the property ladder totally makes sense right now.

Remember that you need to ensure your property is pristine if you want to achieve the best price possible. Ideally, we want a minimum of two parties competing for your home: that’s the key to achieving a great price.

Below, I’ve listed a few ideas to ensure your home is ready for a winter sale. In the meantime, if I can help you with any of your real estate needs, don’t hesitate to get in touch with me. Our neighborhood continues to experience strong buyer demand for quality properties.

Warm and cozy

Potential buyers will be walking into your home from the cold of winter. So, turn up the heating to give them a warm and cozy welcome. If you have an open fire or wood burner, crank it up.

Dress for winter

Use cushions, rugs and throw blankets in warm rustic colors to add winter charm to your living areas and bedrooms.

Light up

Always turn on all your lights before buyers visit. Natural light can be at a premium on winter days, and you don’t want folks thinking your home is dark and uninviting. Light also enhances the impression of room size. A bright entry light at your front door is a nice touch, too.

Street appeal

Buyers’ first impressions are created before they even set foot in your home. So, make sure your front yard is neat. One task many owners forget is to clean their gutters. Leaves and twigs on the roof indicate the property is not well maintained.
