Picking the best time of year to sell your home is a challenge many owners wrestle with as they plan their move on the property ladder.
The most popular theory suggests springtime is optimal, but as a long-time agent in our neighborhood I’ve seen strong evidence to say each season has its benefits.
Fall is a great time to seek buyer interest. Much depends on your style of home, of course. Those with star features such as a swimming pool or spa area might gain most buyer interest in summer.
Other homes that offer lovely gardens, great curb appeal and a warm interior with a fireplace and quality kitchen will capitalize on the cooler, crisp days of fall.
Regardless of the season, it’s always best that sellers do not try to time their entry into the market, believing this will bring a greater reward. Buyer sentiment is already extremely strong, and if you delay there’s a risk the market might soften.
Instead, make your move when you are ready rather than try to read market dynamics, which can turn in weeks.
If you’re thinking of putting your property on the market this fall, then I’ve gathered a quick five-point guide to help you prepare.
- Less competition – Many homeowners will insist on selling their homes during the spring and summer months, even though buyers are not motivated by the time of the year. In the fall, you’ll have less competition and be able to retain a strong negotiation position.
- Itchy buyers – Some of the buyers you’ll attract will have either missed out or not found their dream home during the summer. They’ll not only be super-serious about a purchase but be itching to get a deal done. Again, that’s good news for you and your price ambitions.
- Corporate games – We often see companies transferring staff after the summer holiday season. This means a fall campaign will capitalize on this corporate behaviour, attracting even more potential buyers.
- Create curb appeal – By holding your campaign until fall, you’ll have enough time to ensure your home looks its best. The longer summer days are a great time to make sure your home looks good from the sidewalk. It’s so important to make a great first impression with buyers.
- Sweat the small things – Attention to detail is critical. Address issues you know need fixing, such as flaking exterior paint, untidy flowerbeds, loose decking boards, or shabby fences. It’s great to have the long summer days to give you time to complete these jobs.
