No man (or woman) is an island, as the saying goes, and that is never more true than when you purchase property.
You need to surround yourself with people you can trust and great professionals who can guide and support you through one of the most significant purchases you’ll ever make.
With so much at stake, even experienced buyers can find themselves on a financial and emotional rollercoaster.
But if you have the right people around you, then any challenge can be conquered.
As an experienced local real estate agent, I’ve helped buyers of all walks of life successfully buy a home. Each one needs a level of emotional and professional support to navigate the buying process and the legal obligations that follow from it.
Here are the relationships that you should have in place to support you as a buyer.
A partner – This doesn’t have to be a life partner but someone who will accompany you when you visit prospective properties. They’re someone with whom you can share your thoughts and emotions, and they can offer valuable opinions and feedback at every stage. When two people attend, you’ll both notice different things about the property and this can be helpful when you compare notes.
Agent – In America, we’re fortunate to have a culture of support when you buy property. Your agent will find the types of home you’re seeking, offer advice at each inspection and go through the stressful process of negotiation.
Mortgage broker – You can go straight to a bank or lender and organize your loan. However, many buyers put their trust in a broker who has access to a myriad of loan products from different institutions. They’ll find the loan that best suits your circumstances. They will also help you with a credit check and questions about the financing of your purchase.
Inspectors – Building and pest inspectors are crucial in the buying process. You should never purchase without commissioning reports on the integrity of the property’s construction and any risk, threat or presence of an infestation.
Lawyer – A great lawyer will put you at ease and protect your interests. Your lawyer will check the contracts and paperwork as it relates to your prospective purchase. For example, they’ll make sure there is no loan against the title that you would unknowingly inherit. They’ll also make sure the conditions of the purchasing contract are in your favor as much as possible and don’t have any loopholes that can become expensive headaches.
