Easy ways to add small luxuries to your bathroom

One of the best ways to add value to your home is to invest in your bathroom or ensuite.

Whether you’ve just bought your new home, or you’re planning a few renovations before putting your property on the market, upgrading your bathroom is a fool-proof strategy.

For new owners, it will give you immense pleasure and a sense of living in a five-star hotel over the coming years, while sellers can expect an uplift in the market value of their home.

The extent of your renovation will depend on your budget, of course.

As an experienced real estate agent, I know a few luxuries in the bathroom that always make a striking impression with prospective buyers. The good news is that you don’t necessarily need to rip out the entire bathroom to create the desired effect.

Heated towel rails – You may need an electrician to install a plug or wire-in a heated towel rail, but it will be worth it. It is a relatively cheap purchase and always impresses buyers.

Infrared heating – This is another touch of luxury that you can install at the same time as the towel rails. People love the feeling of being warm and protected in a bathroom, especially in winter, and an infrared heater meets that need beautifully. I recommend a four-lamp model, but you can find two- and single-lamp alternatives.

Wall-mounted heaters – These are not as good as infrared heating but will get the job done if you’re on a tight budget. You’ll find some models that offer radiant heat and are also waterproofed. Usually, they can be plugged into a nearby socket, although I’d recommend an electrician wire it in for you. It’s safer because, as we all know, water and electricity don’t mix. 

Under-floor heating – No more cold tiles under your feet in the morning, or late at night. Their installation will require you to pull up the floor tiles, which is a big job. If you’re completely renovating the bathroom, then put under-floor heating on your list of “must-haves”. It’s worth it!

Replace shower doors – Full glass shower doors have become an essential feature in a bathroom these days. If you have a shower curtain or sliding concertina doors, then I recommend replacing them.

Repainting tiles – TV shows have made repainting tiles seem so simple. It’s an excellent solution for the walls, but not so red-hot for the floor or bath. If you want or need to match everything in the bathroom – not an uncommon desire – consult a professional in the field before leaping into this task yourself. Be aware that if you do want to do this, then an appropriate additive needs to put into the paint. 

Best colours – Classic white is always the best choice if you’re about to sell the property. If you want to add a splash of colour, do it with towels, rugs and bathroom mats.
