Why winter sales campaigns are real winners

That chill you can feel in the evening air carries a message of certainty – winter is on its way.

If you’re a homeowner who wants to sell but didn’t feel this summer with all its challenges was the right time, don’t worry. Winter is actually a great time to sell property so long as you have the right strategy and an awesome agent!

Let me explain why. I know winter certainly doesn’t sound like a great time to be selling your most significant financial asset. The light can be gloomy, the gardens are bare and dull, and the warmth of your home will continuously battle the elements outside.

Ideal homes for a winter campaign are those that have been beautifully restored and encourage you to stay indoors. Owners whose homes feature an outdoor lifestyle, such as a swimming pool, spa or tennis court, might reasonably consider their best chance for a great price will be in spring or summer.

But here’s the deal – there are three excellent reasons why winter plays into your hands.

Authentic buyers only

Only genuine buyers usually hunt for property at this time of the year. They are really motivated to buy.  So, you’re not going to be distracted by folks who can build your hopes up but ultimately let you down.

Low stock levels

Property prices are dictated by the undisputed laws of supply and demand. In winter, there’s less supply because owners have bought into the myth that the best time to sell is the warmer months. 

The trouble with the “spring is best” theory is that when a glut of properties suddenly come on to the market, prices can come under pressure. That’s because prospective buyers have a smorgasbord to choose from and can afford to be tough negotiators.

It’s not like that in winter. Great homes on the market are at a premium. And if we find a motivated buyer, then we can negotiate harder to achieve your price expectation. 

You’re ready to buy in spring

Everyone forgets this! You will be finalising your sale just as folks are preparing their homes for the spring selling season. That means you’ll be cashed up and ready to go as that big wave of property hits the spring market. And as I’ve said, prices come under pressure with that much supply.
