After each visit to your home by a prospective buyer, it’s natural to expect your real estate agent to contact you and advise you on the response.
Some agents will contact you immediately, while others may want a day or so to get back in contact with the prospect. This will give them a deeper insight into their interest in your property.
As your agent, I like to set an expectation with you on response time and the information I will seek from each prospect. This will give you comfort around the information you can expect to receive and how I will handle the next steps.
After each visit, we will talk about:
What did the buyer say they were looking for?
We’ll look to get more information about the degree of interest that was expressed. How closely did your property match their idea of a dream home? This will help us understand if they are really serious, or how much of a compromise your property might be for them.
Did they express a particular interest in the neighborhood?
We want to understand if they’re just looking generally and liked the style of your home, or whether they are particularly interested in your street or neighborhood. Buyers who are particularly interested in an area or street are likely to be more serious.
How long have they been looking?
Potential buyers who have been looking for a while are more likely to be serious contenders. They’ll also have a better-than-average understanding of your home’s value. On the plus side, they’ll likely have the finance in place to purchase quickly.
Do they have family close by?
Sometimes the answer can surprise you. If your potential buyer has family around the corner, or even in the same street, this can be a major motivator to buy and augurs well for a sale.
Did they have any objections to the property?
It’s important not to take these personally. But buyer objections are often helpful to understand how we can improve its presentation or if there are issues that need addressing before the next showing.
