4 top tips to sell in summer

Lazy summer days don’t exist in the property market. Summer is a great way to display a property in warmer weather and the Christmas deadline can help focus the mind. 

Homes with great outdoor areas, swimming pools or spas are particularly strong candidates for a summer sale. So let’s look at the strategies and preparation you’ll need to deliver a hot price. 

  1. Gardens provide a cool entrance
    Make sure your garden is green and cool and neat and tidy. Make sure the lawn is well-watered and give it a liberal sprinkling of nitrogen so it looks lush, even during the hottest weeks. Consider some new strategically positioned new plants in pots and keep them well watered. 
  2. Emphasise entertaining
    Ensure your outdoor entertaining areas are smartly presented – now would be a good time to look at new outdoor furniture. If you have a pool, ensure it is sparkling clean. Restain timber decking and use a high-pressure hose to get the tiles sparkling and be sure to wipe down all the spider webs.
  3. Keep your home cool. 
    No buyer will want to sweat out an inspection. So, consider setting aside late afternoons for your inspections, and make sure visitors experience pleasant cross-breezes through open windows and bi-fold doors. Turn on the air conditioner in advance of opens if you have one.
  4. Sparkle in the sun
    Summer days can be notorious for dust and bugs. Make sure surfaces are clean and sparkling as the sun can make dirt obvious. Make sure the ceiling fans don’t have dirt on their blades and hide anything non-essential that will make your home feel smaller and darker.
