Six ways you can spread the word now your home’s up for sale

The successful sale of a property is always enhanced when there is great teamwork between the owner and your real estate agent.

Owners who proactively promote their home can reduce the time the property stays on the market. If you take part in promoting the sale of your home, you’ll increase the pool of prospective buyers.

It’s becoming increasingly common to see Facebook friends post pictures of their home with an announcement that they’re ready to sell. While your immediate friends and family are unlikely to buy your home, they may know people for whom your home would be perfect.

This is a digital form of word of mouth which can support a much larger pool of buyers thinking about your home.

Here are five tips to help you create a digital buzz around your home.

1.  Embrace the trust your friends have in you – We all trust our friends, right? They wouldn’t be friends otherwise. We share our experiences and opportunities for a common good. This is precisely what powers word of mouth marketing, so share posts of your home that are made by your agent.

2. Be an advocate – Don’t shy away from telling friends that you’re selling and asking them to share your social media posts. Let’s face it – your home looks fantastic after all that effort you’ve put in getting it ready for sale. If they ask questions, refer them straight to me so you’re not caught in the middle.

3. Talk up your neighborhood – You don’t just have to focus on your home. The surrounding area and its amenities are always important to prospective buyers. So, don’t feel that you have to sell your home literally. Just let people know what’s going on and inspire them. As your agent, I will definitely do the rest when they ring the office or send an email inquiry.

4. Ask friends to share – If your friends know of others who might be interested, this is a reasonable request. It’s potentially a win-win for everyone.

5. Leverage the technology – Technology such as 3D and video walk-throughs of your property is a perfect complement to a word-of-mouth campaign. These can make great follow-up posts on Facebook or Instagram, as both platforms will give videos preferential treatment over text posts and photography.
