1. Don’t trust your own judgment
You might think you know what to do to get your property ready for sale, but are the tasks on your list really going to help the property to sell? As your agent, I will give you guidance about what needs to be done. This will ensure you don’t spend too much on the changes and you focus on the areas that will bring in the most value.
2. Less is always more
Nearly every home benefits from decluttering. Families accumulate ‘stuff’ at alarming rates and garages, cupboards and wardrobes are usually filled with items you’ve completely forgotten about or rarely use. Selling a home is a great time for a major clean out. By doing this, you’ll enhance the feeling of space in your home and illustrate a lifestyle that’s appealing to buyers.
3. Dress the property for your buyer, not yourself
If the presentation of the property isn’t attractive to potential buyers, it will wreck the effectiveness of any marketing we do together. Dress the property appropriately for its style and location and let’s consider staging.
4. Renovate for a return
The rule of thumb is to make changes to your property that will give you ideally five times the return. The most effective ‘renovations’ include fresh coats of paint, polishing floorboards, recarpeting and freshening up kitchens and bathrooms with new benchtops, painted tiles, and new faucets and cupboard handles.
